MOTION: CADDIGAN January 4, 2005 <br />Regular Meeting <br />SECOND: JENKINS Res. No. 05-10 <br />RE: AUTHORIZE CONDEMNATION OF PROPERTY OWNED BY THE <br />DONALD MAXFIELD TRUST, LOCATED AT 4940 PRINCE WILLIAM <br />PARKWAY, GPIN 8093-94-7404, IN CONNECTION WITH THE <br />MCCOART ADMINISTRATIVE COMPLEX EXPANSION PROJECT - <br />COLES MAGISTERIAL DISTRICT <br />ACTION: APPROVED <br />WHEREAS, the McCoart Administrative Complex is lacking space to provide <br />additional public facilities; and <br />WHEREAS, the 48.812 -acre site, owned by the Donald Maxfield Trust, located <br />at 4940 Prince William Parkway, has been identified as the location for future McCoart <br />Administrative expansion; and <br />WHEREAS, expansion plans require acquiring the entire 48.812 -acre site from <br />the Donald Maxfield Trust, located at 4910 Prince William Parkway, GPIN 8093-94-7404, <br />located in the Coles Magisterial District; and <br />WHEREAS, pursuant to discussions between County staff and the property <br />owners, $2,860,000 is the amount offered and is the fair market value for the above -referenced <br />property; and <br />WHEREAS, County staff has been unsuccessful in negotiating a final <br />settlement and staff will continue to work with the property owners to reach an acceptable <br />agreement; and <br />WHEREAS, prior to initiating condemnation proceedings, the Board must <br />adopt a resolution approving the proposed public use, directing the acquisition of the property <br />by condemnation, or other means and stating the use to which the property shall be put and the <br />necessity therefore; and <br />WHEREAS, there is a necessity for additional land to expand the existing <br />McCoart Administrative Complex for the construction of additional public facilities, including <br />Police, Fire and Rescue and recreational facilities; <br />
